Notice of Default - NOD
If the lender does not receive loan payments as specified in the deed of trust, it may file a document with the county recorder in which the property is located.
Notice of Sale - NOS
The lender or trustee sets a date of sale and notifies all parties, including other lien holders, and state and federal taxing agencies.
This list includes advertised properties that are being sold directly by the owners. My recommendation is to use this list to help market yourself and your services to procure the listing of the home for sale.
